1- Introduction1.1 Objective: The objective of Phase 1 of the Environmental Site Assessment was to identify the purpose for which it was carried out. Phase 1 of the ESA can be carried out for various purposes, such as identification of a specific incident at the site, probable areas of environmental obligation, designated substances and for baseline study for development of phase 2 of the ESA. [5]1.2 Scope: The Phase 1 ESA must include a historical review, a site review, and interviews with individuals related to the site as well as monitoring agencies, accessible in a comprehensive report. Any limitation to the scope above must be acknowledged and the intention behind the limitation must be expressed. [5]1.3 Limitations and Exceptions of Assessments: The ESA is based on available data from various sources and was performed using appropriate techniques. [4]2- Historical ReviewThis was an important module of Phase 1 of the SEA which provides a sequential summary of events in the area and at the site, from the date of first development to the present today. Sufficient information about any residential, commercial or industrial activity in the area must be provided to assess likely environmental problems. The number of data sources and their availability vary across regions of Canada. [4]2.1 Site Description: The property located at 15 Woodridge Crescent was rectangular in shape and comprised approximately 1.44 acres of land. District number 7 and district name # Bay. The topography of the general area of this building is flat. The parking surface was an asphalt surface. No stressed vegetation or stained soil was observed. Electricity in this building was supplied by the electricity board; water by the regional water quality control board; wastewater treatment by the local municipality. Conclusion and OpinionsThe following tasks were accomplished: Inspection of the property and its surroundings, review of historical aerial photographs, and federal and regulatory agency databases were identified. The Phase I ESA found that there is no evidence of potential environmental contamination associated with the building and/or adjacent properties. The findings indicate that prior to 1968, nothing had been developed or built on this land. According to an aerial view from 1968, there was an electrical workshop on this site, which did not affect the site in any way. The current occupant, Minto, constructed this building approximately 20 years ago, in 1994. Overall, this assessment has found no evidence of recognized environmental conditions at this site and it is concluded that no further action is not required.. [4]
